“90-second overview — what Tree CheckUp® is and how to share it with your buyers.”
Buyers inspect everything, except the trees..
Home inspections. Appraisals. Surveys. Sewer scopes. Buyers routinely hire specialists for every major system on a property.
Trees, despite being long-lived assets that can increase property value by 5–15% and carry long-term ownership costs, are rarely evaluated by a qualified professional during the inspection period.
This service exists to fill that gap. Independently, clearly, and without creating additional work for agents.
What a Tree CheckUp® Does
- Documents observed tree health and condition in plain language
- Focuses on visible trees and landscape features
- Complements the home inspection — does not replace it
- Fits cleanly inside the inspection period before closing
- Delivers a written report in 2–3 days
What It Does Not Do
- Provide cost estimates or contractor referrals
- Perform tree risk assessments
- Direct buyer or seller decisions
- Create repair lists or work scopes
- Disrupt or delay the transaction
When to mention it to your buyer
Most agents introduce this option in one of three situations:
- Large or mature trees. The property has mature, large-canopy, or structurally prominent trees
- Buyer has questions. The buyer is asking questions about the trees you can't answer — and shouldn't have to
- Higher-value home. The buyer is purchasing a $750K+ home where unexpected ownership costs matter
Agents are not expected to explain tree issues — only to offer the option.
What to say to your buyer
“Along with the standard inspections, some buyers — especially on homes with mature trees — choose to have a Tree & Landscape review done. It's performed by a Board Certified Master Arborist and focuses on overall tree health and planning. It's completely optional, but it helps buyers go into ownership without surprises. Here's the link if you want to look at it.”

No additional explanation required. Agents are offering an option, not making a recommendation about the property.
Zero coordination required on your end
- Buyer books and pays directly at treecheckup.com/homebuyer
- No one needs to be present during the evaluation
- Exterior-only site visit — no lockbox, no showing
- Seller notification language is provided if needed
- Report delivered in 2–3 days
- Agents are not involved in scheduling, pricing, or the report
Pricing
Most evaluations: $600–$900 for a typical home.
Smaller or single-tree evaluations: from $450.
Final pricing is based on property size and tree density, confirmed before booking. Agents are not involved in pricing.
A note on insurance
Insurance providers increasingly review tree proximity to structures, sometimes after closing. A Tree CheckUp® provides professional documentation of observed tree condition at the time of inspection — useful for the buyer's records and future insurance conversations.
No insurance outcomes are predicted or guaranteed.
Want to see what your buyers receive?
Agents who would like to understand the service firsthand may request a one-time, limited-scope familiarization review of their own property. This is non-transactional, limited in scope, and provided by invitation.
Its purpose is simple: help you feel comfortable introducing this to buyers, because you've seen what they'll receive.
To request: call 843-540-4471 or use the contact form below.
Common Questions from Real Estate Professionals
No. The evaluation is exterior-only, buyer-initiated, and scheduled directly — no coordination with the listing agent or seller is required. It fits inside the standard inspection period. Most buyers schedule it the same week as their home inspection.
No. The evaluation is an exterior site visit. No lockbox, no showing, no access to the home's interior is needed.
The Tree CheckUp® report is informational — it documents observed conditions. It does not recommend for or against purchasing a property. Buyer decisions remain entirely the buyer's.
You're offering an option, not making a recommendation about the property's condition. This is no different from suggesting a sewer scope or a wind mitigation inspection — it's due diligence, not a directive.
Large live oaks, mature laurel oaks, slash pines, and any substantial canopy trees close to the structure. Properties in northern Pinellas, Pasco, and Citrus County commonly have established canopy that buyers appreciate having evaluated.
